Spring may seem like an eternity away in many regions–including most of Canada and a large swath of the U.S. Nevertheless, as February comes to a close, it’s worth thinking about some of the home improvement projects to take on this spring. Making improvements can add value to your home and don’t have to be extremely complicated. Even simple upgrades and modest improvements can enliven and add value to your space. If you are considering selling a home, upgrades and improvements are practically mandatory in the competitive real estate market in major urban areas. Even doing something as small as upgrading windows to make a home more energy efficient can increase the home’s appeal and slightly increase asking price. Here are a few of the top home improvements to consider this year.

Replace Front Doors

The front door may not seem like much but it is often one of the first impressions people have of your home. Replacing an old, worn out door with a new quality one can improve the aesthetics of your home’s entrance as well as potentially add value to your home–particularly with higher end wood doors. Even if you don’t want to spend too much money or just want to give your existing door a face lift, painting and replacing hardware can achieve a similar aesthetic effect and save you money.

Remodel Kitchens and Bathrooms

Kitchens and bathrooms are two parts of the house people use the most and, as such, love to see remodeled–particularly if you are selling. Upgrades to these spaces are almost always a good investment, with some of the most valuable improvements coming from appliance upgrades, flooring, countertops, cabinetry, and fixtures. Even if you only did one or two of these things, you could add tremendous value to your home and recoup most of the costs upon selling.

Make More Space

Building additions and generally creating more space in your home can add a lot of value and improve the look and feel of the house. Adding space can come in a lot of forms, not just constructing additions. Finishing a basement, a bathroom, or an attic, expanding the living area, or expanding a bedroom are all great ways to increase value and reinvent your home. A nice outdoor space complements and accentuates a house, so consider building or improving upon a deck or patio. If you are selling, this is a great way to add some value and appeal to your home. Depending on your budget, this could be a simple as building a small lounge/barbecue patio in your yard or as complex as a large, custom wood deck extending off your house. In addition to a patio space, landscaping and adding other features to your outdoor area can improve the aesthetics of your home as a whole. As spring gradually approaches, planting and landscaping your yard is an enjoyable and simple way to improve the look and feel of your home.
